Payment Terms:
Your reservation total will include rental, booking fee, credit card or Pay Pal fee if applicable, Security Deposit and any other extra fees that pertain to early check-in and late check-out
All bookings will be charged a US$45 booking fee, non-refundable.
If the reservation is made more than 15 days prior to arrival, 50% shall be paid at the time of the booking and the balance is due on the day of check-in, either in cash or check, by a pre-authorized credit card payment or a wire transfer.
If the reservation is made less than 15 days prior to arrival, 100% of the reservation fee is payable upon reserving the property.
There is also a US$800 security deposit for stays of up to 2 weeks or US$1200 for stays longer than 2 weeks. Payment of this deposit can be made via Bank wire transfer, credit card, or in cash or check at the time of check-in. You donwhen the apartment is returned in a clean condition, undamaged, and with all inventory intact. We will refund via the same method your payment was made.
Passport or other national ID must be provided with signed copy of lease contract at time of booking. The same document must be presented at chek-in.
Prices listed on our website (each apartment has its own prices) include all taxes, utilities and expenses. Please note that we have a 2 pm check-in time and a 12 pm check-out time. Early check-in or late check-out can be arranged for an additional charge. If you are interested in these options, please inquire when making your booking. Also note that for check-in or check-out service outside our normal office hours (9 am to 5:30 pm) there is an additional US$25 fee; if the service is rendered between 9 pm and 7 am, this fee will be of US$35.
Payment Methods:
- We prefer payment by Bank wire transfers, but we will also accept payment via Pay Pal and credit cards. Please note that payment via Pay Pal and credit card will have an additional charge of 3.5%. In the case of bank wire transfers, customers will pay the transfer fee.
- The second 50% of the total rental fee is due at check in, and we accept
US$ cash payment as well.
- We accept
wire transfers, credit card, Pay Pal, cash or check for security deposits, payable at the time of check-in.
- You will not be able to check-in to the apartment if both the total of the rent and the security deposit are not paid at the time of your arrival.
Cancellation Policy and Terms:
- If cancellation occurs more than 30 days before arrival/check-in date, 100% of rent will be refunded. A US$45 booking fee will NOT be refunded.
- If cancellation occurs between 30 and 15 days prior to the expected check-in/arrival date, 30% of the total reservation value as well as the U$45 booking fee are non-refundable. We will refund a partial 20% from the total cost of the reservation.
- If cancellation occurs less than 15 days prior to arrival, 100% of the initial 50% deposit won
Other important policies:
- Cleaning service: Some of our properties have basic cleaning service provided daily by the building. Check the property description to verify the type of service available. Additional cleaning service is not included in our price. You can contract maid service through us at an additional cost of U$50 each time you want the service.
- Telephone calls: If your apartment has a local landline, long distance and calls to cell phones are not permitted. The line is controlled and you must purchase phone cards to make calls to cell phones and international numbers.
- Cell Phone: We provide a cell phone for your personal use. It does not include the airtime. You are responsible for this phone. If you lose it, we will charge a US$ 200 fee, deducted from your security deposit.
- Replacement Keys: Tenant agrees to pay ASP US$ 200 if he/she loses their keys. If a key is lost, ASP must pay a locksmith to come out and replace the lock to the door and we must make copies for all our staff members. You must be careful with your keys.
- Number of guests: Guests cannot exceed the number of people determined in the apartment description (Unless agreed upon by both parts).
- All our apartments are NON-SMOKING.
- No animals, birds or pets of any kind shall be kept in or upon the apartments.
- You will be responsible for all damage or breakage and/or loss to the premises, except normal wear and tear.
- You will leave the premises in the same general and good habitable condition as when you checked in.
- You will not hold ASP liable if you or anyone in your party gets hurt in the apartment during the lease. You assume all responsibility for yourself and your guests and hold ASP totally harmless in the event of an accident. ASP also does not assume any liability for any personal belongings that may be lost or stolen. Please safeguard your valuable belongings and keep the doors locked and be careful with strangers.
- Appliance malfunctions or service requests for air conditioning, internet, televisions, hot tubs, pools, appliances etc., will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason, as every good faith effort is made to ensure (O insure?) the property is maintained to the highest standards.
- Occupancy and use of the premises and common areas that disturbs or offends other guests or building residents are grounds for termination. You must respect the rights of other residents in the building.
- Consent to Jurisdiction and Forum Selection You agree that all actions or proceedings arising in connection with your rental of our apartments shall be tried and litigated exclusively in the courts located in Sao Paulo, Brazil.
- The contract for lease of the apartments is presented in both English and Portuguese.All valid contracts here in Brazil are in Portuguese but we are providing an English copy for your review.Both copies MUST be signed and dated.The apartment must be in
- You agree to return the apartment in the same good and habitable condition as you received the apartment at check-in.If ANY item is missing or damaged, you agree to pay the replacement cost of those items.If there are non-removable stains or scratches on items that cannot be repaired you agree to pay the replacement cost of the items.
